Beeches is a modern ground floor flat ideal for a family holiday with off street parking available for one car in a car park at the rear. At the front there is a small patio area and a large grassed area for children to play or for sunbathing. The safe sandy beach is less than a minute away and the town centre and amenities are approximately a 10 minute walk away. The property is fully double glazed and carpeted throughout and comprises:-

• Entrance door into lounge/dining room with comfortable seating and dining furniture. Small open plan kitchen with 4 plate hob, combination microwave/fan-oven/grill and fridge with freezer compartment. • One double bedroom (sleeps 2) with a 4ft 6" standard size double bed. Wardrobe with ample hanging and drawer storage space with coat hangers. Alarm clock. Electric wall heater. Wall mounted hair dyer.

• Second bedroom (sleeps 3) with one set of standard 3ft bunk beds and one single bed, which is 2ft 6” wide. Built in wardrobe with ample hanging and shelf space with coat hangers. Electric wall heater.

• The bedrooms are equipped with standard size quilts, pillows, blankets.

• Shower room with an electric shower, washbasin, shaver point with light, electric towel heater and a separate WC with electric wall heater.

• A storage cupboard leads off the lounge equipped with - iron, ironing board, vacuum cleaner, garden furniture and a windbreak.

• The lounge is equipped with a colour TV/Video recorder, Freeview Digital Box, DVD/CD player and a radio cassette. Electric wall heater.

• A selection of books, games, videos, CD's and DVD's are also provided.

• The kitchen is fully equipped with all crockery, cutlery, cooking utensils and cleaning products required.

• Children and babies. The following items are supplied - travel cot/play pen, high-chair, safety gate for the front door, baby bath, potty, plastic mug, plate, bowl and cutlery. The travel cot fits into the main bedroom at the foot of the bed. The cot is supplied with 1 cellular blanket.

• There is parking for 1 car. A gravel driveway just past Beeches on the left leads to a large private car park at the rear of the property. The parking space is directly behind Beeches and is clearly marked “Flat 4 Beeches”.

• There is a security bracket for locking cycles on the external wall at the rear of the property.

• The property is equipped with a fire extinguisher, fire blanket, smoke alarm and emergency torch.

• All Electricity is included in the booking price.

• Please note : Items NOT provided are - sheets, quilt covers, pillow cases, towels and any other linen item that may be required.
